Case-Shiller: Atlanta home prices edge up again

Even with the improvement, prices are still 10.6 percent below where they stood a year ago. And once adjusted for seasonal trends, the slight improvement is even slighter – but still positive: Up 0.5 percent for August and 1.6 percent for July.

Home prices rose for the fourth month in a row during August and suffered a smaller-than-expected annual drop, according to a report issued Tuesday. Prices in the S&P Case-Shiller Home Price index of 20 cities rose a non-seasonally adjusted 1.2% in August. It was the fourth consecutive monthly increase and came after a 1.6% gain in July.

Such factors as the large supply of unsold homes, worsening unemployment and rampant foreclosures could drive U.S. housing prices down another 10 percent in the months to come. Another negative is the fact that approximately $200 billion in adjustable-rate mortgages are due to reset to higher rates in 2010, which will only add to the foreclosure problem. In addition, a growing number of U.S. households have "negative equity" in their homes, meaning that their mortgage debt exceeds the value of their residences. On the positive side, mortgage rates remain low by historical standards, and the recent decrease in property values has aligned prices more closely with their long-term fundamentals.
